Pre-Qualification Process

When looking at a potential deal and qualifying an investor, PHML looks at four main criteria:

  1. The Deal, the Property, and the Numbers. Do they make sense?
  2. Investor Flipping Experience.
  3. Investor Capital or “Skin in the Game.”
  4. Exit strategy from the loan.

We reserve the right to perform a soft credit check on a case by case basis. Borrower’s credit score is not a determining factor in loan approval in most cases, if the borrower meets the above criteria.
